The Showing Times

February 2011

 ShowingIndex

The year is off to a great start. As we normally see this time of year, showings (shown in blue) went way up last month after several slow months in the fourth quarter. Showing requests doubled for many companies. Home sales from NAR were also slightly up. Usually February drops a little because it is a shorter month with fewer weekends when buyers might have scheduled showings.

About the Graph
The ShowingIndex is a trend statistic ShowingTime compiles from more than 40 large companies that use ShowingAlert, a tool for capturing showing appointments on their company web sites. Each month, more than 5,000 showing appointments are requested online through ShowingAlert.

The percentage change from one month to the next (shown in blue) is referenced to May 2001, the starting month for this statistic. For example, in March 2004, the ShowingIndex is 144%, which means that, on average, ShowingTime clients received 144% more showing requests in March 2004 than they did in May 2001.

The growth of actual home sales as reported by the National Association of REALTORS® is shown in green. We have calculated the percentage change in reported home sales using the same approach as the calculations for the ShowingIndex. Historic correlation between the ShowingIndex and actual home sales indicates that the ShowingIndex may be a good leading indicator of changes in actual home sales.

Jackie Breidinger

Being an owner of a company can be a tough task. Making your company successful requires hard work, sacrifice and dedication. Surrounding yourself with the right people and providing tools to

succeed is critical.

Jackie Breidinger and the rest of the Prudential Benjamin Real Estate management team have known this from the start. Jackie, who started the eastern Pennsylvania firm with husband Charlie in 1974, has been able to build a successful and adaptive real estate company over the past 35+ years.

They've seen plenty of new technology introduced over the years, including tools to automate the sometimes tedious showing appointment scheduling tasks at the front desk. Sending notifications, retrieving feedback and organizing showing appointments can be time consuming; having a way to automate the work is important.

With that in mind, in 2003 Jackie implemented ShowingDesk so the office could complete showing

management tasks more efficiently. In 2007 the office upgraded to the online version, ShowingDesk

Web Edition. It provides additional time saving features for agents and staff.

"Since everything about a listing is integrated with the MLS, several clicks allow for easy and

quick appointment scheduling," Jackie said. "All the information is auto-filled into ShowingDesk,

which saves time. Auto-email confirmations also save time on the computer and telephone."

ShowingDesk has become an integral part of Prudential Benjamin's office, but now there's another

option Jackie is deploying. With real estate activities often leading to seven-day work weeks,

Jackie decided her office needed a way to get appointment calls answered on evenings and weekends without being overextended. She was concerned about costs, though, and about asking her team to adjust to something new. To ease her concerns, she decided to use the part-time services offered by the ShowingTime Appointment Center.

"The part-time call center option is fantastic!" Jackie said. "Appointments are scheduled off

hours and weekends as if we had someone answering our phones for more hours than we could afford to hire a person."

ShowingDesk customers using the part-time service get a 50% discount on their Web Edition

contract, plus 50% off list price on the Appointment Center.

Now Jackie's office enjoys phone coverage until 11 p.m. EST every night, and from 8 a.m. - 11

p.m. EST on weekends, the longest hours in the industry. Her team still gets the same showing

feedback and seller's reports they're used to, which Jackie noted are her agents' favorite

features.

"Feedback reports are most used to give the seller the information needed to know what buyers

think of their home and its price," she said.

In addition to longer showing hours, free weekends for Jackie and her staff and feedback reports

for sellers, the office also enjoys other benefits:

·  Online scheduling
·  Professional & knowledgeable Appointment Center staff
·  Privately labeled phone calls to sellers
·  Supra eKey and Sentrilock integration
